Moving home? Coneyancing is the term used to describe the legal process of transferring ownership of the property.

What is involved in conveyancing?

First the solicitor will carry out a number of "searches" to check if
a) Title - a check that the seller has the right to sell and if there any outstanding mortage on the property that needs to be repaid.
b) local authority - a check that there is no information held by the local authority that may effect the property, such as nearby planning applications or dangerous structures notices compulsary purchase orders or proposals for road widening schemes for example.
c) mining search - in areas that have current or have had past mining activity a check may be done to determine whether the property may be effecteded.

Other searches may also be performed depending on the location.
